Showings, open houses, and follow-ups: the selling process can seem daunting. Luckily, we have an effective 9-day strategy to quickly get you the deal you deserve.
Our dedicated team will strategically promote through online and offline marketing to attract excited buyers, and – most importantly – close the deal.
HERE’S WHAT SELLING YOUR HOME WITH OUR TEAM LOOKS LIKE:
DAY 1
Your home’s listing information, virtual tour and photos will be uploaded to the Multiple Listing System (MLS), all of our social media pages, and here on our website. The For Sale sign will be installed, and all local newspaper ads will be booked.
DAY 2
Last minute preparations will be done on this day. The colour feature sheets, neighbourhood feature sheet, and flowers will be delivered to the home. Showings will begin and usually take place from 9:00am – 8:00pm. Your home will be advertised on Park Bench and Toronto Neighbourhood guide, Toronto’s leading local neighbourhood websites. We will broadcast your home material to our client database of over 2,000 names and to our agent database of over 8,000 agents.
DAY 3
Showings by agents and their clients will continue today from 9am-8pm, while we also host our agents’ open house between 11am-1pm. We’ll start our door-to-door and cold-call neighbourhood invitation campaigns as well.
DAY 4
Showings by agents and their clients will continue from 9am-8pm today and we will also host our neighbourhood and public open house from 5pm-7pm. We’ll continue our door-to-door and telemarketing campaigns today. Our Toronto Star ad will be finalized and our local newspaper ads will be delivered. We’ll follow up with every agent who has been through your home and report back to you.
DAY 5 & 6
Showings by agents and their clients will take place from 11am-6pm. We’ll have our open house for neighbours only from 1pm-2pm, followed by our public open house from 2pm-4pm. We will always discuss how the open houses went with you, and provide any feedback we receive.
DAY 7
Showings by agents and their clients will continue from 9am-8pm. We will follow-up with all of the agents that come through and then we’ll discuss their offers.
DAY 8
This is the most important day – it’s offer time. We will talk to all of the agents that have shown interest and encourage them to put their offers forward. We’ll keep you in the loop the entire time and meet with you prior to the presentations to walk you through the process. Our offer presentations will be held at our office at 7pm, during which time, all offers will be presented by the agent. We will discuss them afterwards and choose the best one for you. The final decision is based on the best terms, conditions, timing, and of course, the price. We’ll sign all of the necessary documentation and hopefully celebrate soon afterwards. If for some reason the home doesn’t sell, we’ll discuss the reasons why and determine our next steps.
DAY 9
Today we proudly hang the Sold sign and, if the offer is conditional, we arrange appropriate showings for inspectors and bank appraisals.
