Staging Tricks to Make Your Condo Look Bigger

Condos remain popular with first-time buyers. That’s why making your unit stand out in the market is more important than ever. Here are some tips on how to decorate your condo to attract buyers.

Scale It Down
It’s time to replace any bulky furnishings with smaller, more streamlined versions. Look for condo-sized pieces with narrow, shorter seats and lower backs. Why? Well, they make ceilings look higher. This staging trick pays off down the road when prospective buyers comment on how open and uncluttered the space feels.

Rethink The Placement of Your Furniture
Highlight the flow of your rooms by arranging the furniture to guide buyers from one room to another. One tip is to create a focal point on the farthest wall in each room from the doorway and arrange the other pieces of furniture in a triangle around the focal point. In the bedroom, the bed should be the focal point. In the living room, it may be the fireplace, and your couch and sofa can form the triangle in front of it.

Add Colour
Brush on a fresh coat of warm, neutral-colour paint in each room. As your real estate agent, we can help you choose the right colours. Then accessorize. Accent pillows for the couch will bright up a dull living room, as will a healthy plant or a bright vase on your mantle.

Add Light
Many of our previous blog posts mention this point! Good lighting is what makes everything else shine, so having a cohesive lighting system is key to showcasing your pocket-sized pad. First, for this staging trick, let in as much natural light as possible by removing heavy drapes, blinds and window coverings. You can also install sheer curtain panels where needed if you don’t want your neighbours looking into your home! Second, make sure every room has layers of light coming from multiple sources such as overhead pendant lights, table lamps and floor lamps.

Pay Attention To Detail
Replace all burnt out bulbs, touch up any nicks in cluttered spaces, replace torn screens and fix leaking faucets. Then, place some fresh linens in the bathrooms, a bowl of fresh green apples on a kitchen island, fresh flowers on a dining table or in the entry hallway. Adding live or silk greenery to bathrooms and adding a new crisp bedding set to the Master all help create the impression of a well-cared for home.
